We get this question a lot and the question is how much do I remodel or to what level remodel do I do to be able to sell the house. The short answer is you need to remodel to the neighborhood. What that means is if you are in a neighborhood where the homes that are on the market or have recently sold all have granite countertops and new hardwood floors in them, then you need to match what they are doing with your remodel before you sell it. If you don’t, then you run the risk of not being able to sell your house for the price that you want.

We go in and look at it and the reason is is they did not do their due diligence to find out what the neighborhood is being remodeled to and they did it wrong. So the classic case is we were looking at a property in Grand Prairie, Texas. The guy had a really nice house but it just needed to be updated. All the houses in the area had nice hardwood floors, granite counter tops and everything else was pretty original. So where he decided to do was go in and just put carpet everywhere in all the main areas instead of hardwoods and left his laminate counter tops in there and he could not sell the house. So he contacted us to buy the house from him so he could at least get out of it and move on. But he spent the money to add the carpet. He did a few other minor things, but he spent money on it just in the wrong way.
