I had Rachel create this super cool backdrop for me, but you beat me with the Christmas tree and Santa Claus. I love that.

Awesome. Well, I won’t keep you long. Thank you so much for joining us for this video review. This is so huge to our business and just letting people know what to expect when working with us, and for them to see that others made it through the other side, I guess for lack of better words.

So just a few questions for you. I’ll kind of of introduce us. Adam and I ended up buying Lynn’s family’s home, her mother’s home. You all been through a lengthy probate process. It has been a while, as you all are trying to keep mom going. Things went downhill quickly. Lynn:
It did.
Lance:
Had the estate sale, and at that point you reached out to us, and through the help of yourself and your brothers we were able to come to an agreement. Adam and I bought the home and we are now flipping it. You would not believe… Within two hours of closing you would not believe, the house has no more popcorn ceiling, it has no more carpet.
Lynn:
Oh, my goodness.
Lance:
Our crew is on it, so I can’t wait to show you some more of the progress, and I’m going to keep you in the loop on that. We love this home. But, yeah, why don’t you kind of go into it a little bit. Lynn, just tell us a little bit about your situation in a little bit more detail, or a little differently than I, kind of set it up.
Lynn:
My parents bought the house in 1976 and I never lived there. I was already gone. My dad passed away in ’97, so my mom, she really didn’t maintain it well, so there was a lot of work that you guys had to do.

This past summer my mom got very ill and she moved in with me in July, and then we lost her in September. So when we were… In October, when we were planning for her estate sale I decided I would go ahead and start looking for one of the investor groups that would flip the house, and I think actually yours was the first one I clicked on. Lance:
That makes sense [inaudible 00:03:07].
Lynn:
Well, you know, I really don’t even know what attracted me to it, if it was the little cartoon characters you guys have, or the story about your friendship, or what it was. But I clicked on it and called me right away, and I said… You know, I was surprised it was happening so quickly. So I said, “No, I can’t do anything until we get it empty. We have to have the estate sale, but please feel free to come buy something.”
Lance:
Yeah. You flipped it on me. You told me to come buy something at the estate sale. I love that. Yeah.
Lynn:
But you didn’t.
Lance:
I didn’t. I got there too late.
Lynn:
Yeah, you did.
Lance:
It was nice stuff there. All the stuff I could afford was gone. There was nothing left but really nice furniture.
Lynn:
You sound like me when I go to an estate sale. But we did get the house empty. You did come over during the sale and look at it. It was at the close of one of the days. My older brother was there with me at that time and he and I both really enjoyed your personality. We didn’t get a chance to meet Adam face-to-face, so we did have a little joke running back and forth I guess with him.

But we arrived at a price for the house. I had two other bidders at the same time and you suggested that you put an additional sum on top of my highest bid so far and let’s just call it a day. That just… It was music when you said that. So you put it on there, I agreed to it, and now I can go Christmas shopping. Lance:
I love it. Full disclosure, guys. Adam and I are just two guys just trying to buy homes, and with Lynn’s deal I actually underbid it, and I didn’t do that on purpose. Lynn came back to me and she said, “Hey, there’s this guy, he’s offering this. He’s just as good as you. He has a great personality too and he knows a lot about the area.” He knew the mayor of [Hurst 00:05:17], which I don’t know the mayor of Hurst. So I was like-
Lynn:
I think his grandfather was mayor for a while.
Lance:
Yeah. I was like I’ve got nothing on this guy, and his bid blew us out of the water, and I just asked Lynn for the opportunity to rerun the numbers and was able to get considerably higher and then add some to that, because I literally… There was a comp in there that I wasn’t seeing for what it was. It was an as is sale, and excuse my numbers.

So you gave me the second chance and I was like, “Hey, I’ll throw some on top of that. Let’s just knock this out. We want to be a part of this home’s future as you are its past,” so that worked out really well.

I can tell you what, transactions like this go so well, and it’s always 50/50. It’s 50% us. We try to be courteous and professional, but it’s the clients like yourself that allow us to work together. So it’s always fun to do these, because by the end of it we usually have a great little relationship.

You told us that I guess you just Googled sell my house fast, you found the Home Buying Guys. For people that will be in the same boat, or maybe are looking to just review for kind of an idea of what the… So we signed the contract, we set a closing date, which actually didn’t go our way. My lender was a little slow on some things, so you were kicking my butt for about an extra week, which hasn’t happened before.

But can you kind of walk people through the level of support we offered from the time we signed a contract to the time we closed? Lynn:
Well, it didn’t matter what you were doing. If you were in a meeting, whatever, if I sent you a text and said, “We need to talk,” you would say, “In a meeting. Do I need to leave the meeting?” I mean you were willing to drop whatever you were doing to take care of me. You know, I was a mama’s girl and she would have appreciated that.
Lance:
Awesome. That’s cool.
Lynn:
Yeah. I really think if my mom is watching that she’s happy. She knows you’re going to fix the house well and we can’t wait to see who buys it and starts a really nice life. It is a great house-
Lance:
It is an awesome house.
Lynn:
… and you guys are going to just make it shine again.
Lance:
They sure will. I think in terms of a review or recommendation, what you just said about your mother being happy, it doesn’t get any better than that for us. One thing about this business, we’re investors but we’re also wholesalers, and the wholesaling side is how we found your property.

We get about 50, or closer to 40 transactions, but we can’t book them all. So just to give you an idea of how special your property is, I mean this is one that we are… Just like we told, we’re personally flipping, and we keep the good ones for ourselves. They’re not always that great. They’re not always in a part of town, it’s not always the right time of year for us. We can only manage so many [inaudible 00:08:27].

We’re so excited. I definitely think it’s… You mentioned her looking down. I think it’s definitely one of those things from up above. Just the chance for us to be in this business as friends Adam and I look at as a blessing every day, and then to get to know the people like yourself.

So yeah, the last question is always would you recommend us to other friends and family? So I’ll leave you with that. Lynn, would you have any problem recommending the Home Buying Guys to any friends or family? Lynn:
No. I would not have the slightest hesitation, and if I had six more houses I would sell them all to you.
